Drafting and Design
Finding design solutions for all situations and managing the process from A-Z is A & H Building Designers’ bread and butter. Ahmed’s passion comes from his study of Architecture at UNSW. Unlike standard designers and especially unqualified drafters, you can trust A & H Building Designers to produce plans that match your ideas, but also which comply with regulations.
The biggest time-delays in construction and design happen when ill-thought out plans are submitted and having to be re-adjusted to suit previously overlooked stipulations.
A & H Building Designers will not only create plans, with these regulations in mind, but we will also obtain and submit all of the necessary documentation – managing the entire process from start to finish.
Approvals
Having a development approved through your Local Councils is a ‘two-stage’ process – Development Application (DA) and finally a Construction Certificate (CC) application. No construction may commence unless the ‘Construction Certificate’ (CC) has been issued. During the initial Development Application (DA) stage there is a complex web of standard procedures that must be followed. Often, home and business owners will get caught in this web, re-doing applications and adjusting plans until their applications are finally approved – this can lead to huge time delays.
A & H Building Designers will create plans that suit your needs, and more importantly those of Local Councils, neighbors and other authorising bodies. We can help navigate the various departments to get to the right people to speed up the process.
As an alternative option, A & H Building Designers also work closely with their accredited private certifier via ‘Complying Development’ (CDC) which is a single application and can therefore speed up the assessment and approval process in comparison to council’s ‘two-stage approval process’ – if ‘Complying Development’ is applicable to the land/site.
