  • I WANT TO EXPAND / EXTEND MY EXISTING HOME. WHAT IS INVOLVED?

    Firstly, you need to understand the site conditions you’re working with. It is important that a full site analysis is undertaken to ensure that the proposed scope of works can be approved via your local council and or through an accredited private certifier. A & H Building Designers can offer an independent Site Analysis before any planning/design commences.

  • I NEED SOME PLANS DRAWN UP. CAN YOU HELP?

    For us to provide you with plans that suit your needs as well as those of your local council and or accredited private certifier, we will need to undertake an initial Site Analysis. Once we have a thorough understanding of your site and the regulations that apply to it, we can provide:

    • Finished design plans
    • Completed applications and other associated documentation for approval of all plans
    • Manage the entire approvals process for you with your local Certifying Authority
  • I HAVE SOME PLANS ALREADY DRAWN UP BUT I DON’T KNOW WHAT THE NEXT STEP IS IN ORDER TO HAVE APPROVAL FOR CONSTRUCTION.

    Once again this is a common yet unfortunate scenario where home owners have invested their time and money into a local drafter to ‘draw up some plans’ for their new proposal but on completion they are left in the dark regarding the approval process.
    At A & H Building Designers we can manage your project from concept design all the way to final approval at a fraction of what typical Architects or other firms charge.

  • WHEN CAN I START WITH ONSITE CONSTRUCTION?

    If your project had to be assessed and approved with your local council (via a Development Application) then you will need to obtain a ‘Construction Certificate’ (CC) which is obtainable either through your local council or via an accredited private certifier.

    Alternatively, should your project suit assessment and approval via the ‘Complying Development’ (CDC) process then you may proceed with onsite construction once you have had your ‘Notice of Commencement’ form approved by the accredited private certifier. During construction, an accredited private certifier will be undertaking his mandatory onsite inspections during the onsite works.

  • I WANT TO UPDATE THE LOOK OF MY HOUSE - CAN YOU GIVE ME SOME DESIGN IDEAS?

    A & H Building Designers can provide design ideas. We require an initial design brief – outline of preferences as well as supporting examples/imagery. Next, we will need to understand the existing layout of the property. This will help us understand designs that will work as well as the amount of time/money involved.

    Finally, plans will be provided to the client in various formats – including 3D Illustrations.

  • I'M CONSIDERING A GRANNY FLAT, WHAT IS THE AVERAGE PROJECT TIME?

    Granny flats are a perfect way of either adding value to your current site for several reasons:

    • A granny flat increases the value of your property
    • The granny flat may be able to accommodate for an additional family member
    • A granny flat may be rented out privately to assist with the mortgage

    We would initially need a copy of the 10.7 planning certificate (which is obtainable via their local council) informing us of any environmental factors affecting the site and whether ‘Complying Development’ may be applicable to the site. From this, the standard timeframe from design to an approval obtained via ‘Complying Development’ is 6-8 weeks depending on the environmental factors affecting the site.

  • MY SHOPFRONT IS LOOKING OUTDATED, CAN YOU CREATE A NEW DESIGN AND EXECUTE THE PLANS?

    A & H Building Designers have worked on a number of commercial and retail outlets and have a huge range of experience. A & H Building Designers can manage purely cosmetic works or propose some internal fit-outs to create more functional and useful spaces. we will need to undertake a site analysis in order to understand the design and approval process before planning commences (if approval is necessary).
